Attorney Title Search


A large portion of our clients are law firms that have been employed to handle the legalities of foreclosure properties. Our Full Chain of Title Search will produce debt such as Liens, lien releases, judgement, tax defaults, etc. that have been recorded against the property. The legal description and chain of title dating back either 50 years or to the original owner/developer (whichever comes first) will be reported. Our professional abstractors examine the chain of title looking for seamless transactions or identifying any breaks in the chain. After our extensive and thorough examination process has concluded, all findings will be reported in a clear and easy to read report formatted in chronological order. After receiving the title search results, the attorney will have full knowledge of the property title ensuring it is clear or has any issue attached that needs to be addressed.

If a shorter property history is required instead of the full history then either our Current (1) Owner Title Search or our Limited (2) Owner Title Search may be purchased. These two searches focus on either the period of time during the current ownership or during the current and preceding ownership only.

Any of our three levels of searches result in a clear and easy to read chronologically formatted report. These transparent reports will provide accurate and thorough information as legally recorded.

Current Owner Title Report

$95/per report

This search will report information during the current ownership only. This search is a great source to verify legal ownership, status and description. Any current lien or foreclosure status recorded against the property will be produced after our abstractors perform their title search. The Current Owner Title Search is a report that pertains only to the time frame that the current owner(s) of the property have held title.

The legal owners, legal description and if any recorded documents during that time will be reported. Documents such as liens that have been placed against the property during the current ownership, if fulfilled, should have a lien release recorded and will be included in our search results if on record. This report will help to ensure the transparency of the description of the property.

Limited Owner Title Report

$125/per report

If a longer history of the property is required as assurance, then the Limited Owner Title Search is the alternative choice. This search will not only provide the recorded documentation of the time during the current ownership of the property but also the recorded documentation during the time of the prior ownership. The legal owners, legal description and if any recorded documents during that time will be reported.

If any type of lien has been placed against the property during the current or previous ownership, a lien release should have been recorded, if fulfilled and will be included in the search results. This search is one step further into the history of the property than that of the Current Owner Title Search. This search will add an extra layer of assurance and peace of mind to the current or prospective homeowner.

Full Chain of Title Report

$195/per report

The Full Chain of Title search is the best option when the property is foreclosed and going to be auctioned. This option is also valuable in other legal realms such as arbitration, divorce and many other legal situations. This search will examine all of the same historical information as the Current and the Limited Title Searches but will also include up to a 50 year history or to the original owner/developer whichever comes first.

When we refer to this search as “Full Chain” this means that each transaction of a property has or should have a seamless transition from one ownership to the next with the proper documents to support the transactions. Our examiners would be able to follow the chain seamlessly. If there is a break in the chain then further investigation would be required as to why the proper documentation was not recorded. The goal at Title Hawks is to provide transparent information gathered during our examination of all recorded documentation in an easy to read chronological formatted report.
