This search encompasses a recorded document history from either the original developer/owner or a 30 year history, whichever comes first. Our professional abstractors gather all of the information and place it in chronological order. They will match the recorded documents and ensure there is a complete chain of title. This means that each “link” that represents an ownership of the property can be seamlessly followed back to the original owner or 30 years. A seamless chain is what is desired when investing in a property. Any break in the chain must be further investigated to find what and why the documentation is missing and was not recorded.

This level of title search is a great choice for anyone. A homeowner should hold a copy with their original escrow paperwork if they ever need to prove that a lien has been paid, deeds, taxes and various other issues. A homebuyer, especially interested in a foreclosed/auction property should definitely have this level of search in hand before investing. Depending on your state's laws, many different types of debts against the property will be inherited through foreclosure/auction. Escrow will regularly order this report to ensure a full and complete unbroken chain of title. Many professionals will also order this search level to ensure there are no other interested parties in the property or that all debt against the property has been released. Legal description and names of all prior owners will also be listed as recorded.
