Full disclosure of a property should always be attained before any transactions take place. Sometimes, for reasons unknown, this is not always the case. Prospective renters will be screened and subject to a credit check to help ensure they will be good and reliable tenants that will pay their rent on time. What type of screening process does the property and owner go through?

Title Hawks offers three different options that produce different levels of legally recorded history of any property in the United States. You may only want information about the property during the current ownership. This option is very popular when contracting and representing a private individual property.

If the owner of a rental property decides to sell and requests your representation, a thorough property history would be in both of your best interest. The legal property description and owner(s) will be listed as well as any deeds, liens, judgements, etc. Basically any document that has been recorded against the property will surface through our search with best case scenario resulting with a clear title, no cloud(s) on title. A complete chain of title which is a seamless chronological transaction history of the property without missing documentation is what we aim to produce.

Depending on the circumstances any of our three levels of property title searches can be ordered. When establishing an asking price for the property, a search of comparables in the area helps to determine a range. A title search can also assist in a final asking price. When presenting the title search report to prospective buyers, this document will give them the disclosure they may need to make the offer. Our Current Owner Title search will produce a report that lists the current owner(s), legal description and current status of the property in terms of liens, judgements and property taxes. This report is a legitimate transparency that can be the final catalysis for a buyer to make an offer.

If further evidence is needed, either our Limited (2) owner Title search or Full Chain of Title Search can be ordered. The Limited Search will examine the time period during the current ownership as well as the previous ownership period only. The Full Chain of Title Search will examine up to a 50 year history of the property or back to the original owner/developer, whichever comes first. As with the Current Owner Title Search, the Limited Search is a great swelling point. These two searches are preliminary meaning that although they are complete either one to two ownership historys the Full Chain of Title Search would produce as close to a complete history as possible. This search level is normally requested during escrow to ensure all historical transactions have supportive documentation and seamless transition.

Our three levels of searches result in a clear and easy to read chronologically formatted report. These transparent reports will provide accurate and thorough information as legally recorded.

Current Owner Title Report

$95/per report

We recommend this search for all property management companies when a private homeowner employs your services. To accurately represent this property the legal description is required as well as verifying ownership and status of the property. Any deception on the homeowners behalf can be absolved with this search.


Our Current Owner Property Title search will protect all involved parties. The Current (1) Owner Title Search is a report that pertains only to the time frame that the current owner(s) of the property have held title. The legal owners, legal description and if any recorded documents during that time will be reported. Documents such as property taxes, judgements, liens and lien releases will be included in our search results if on record.

Limited Owner Title Report

$125/per report

If a deeper history of the property is required as assurance, then the Limited (2) Owner Title Search is the alternative choice. This search will not only provide the recorded documentation of the time during the current ownership of the property but also the recorded documentation during the time of the prior ownership (2 ownerships total).


The legal owners, legal description and if any recorded documents during that time will be reported. If any type of lien has been placed against the property during the current or previous ownership, a lien release should have been recorded, if fulfilled and will be included in the search results. This search is one step further into the history of the property than that of the Current Owner Title Search. This search will add an extra layer of assurance and peace of mind to the current or prospective homeowner.

Full Chain of Title Report

$195/per report

If a homeowner decides to sell a rental property and you are their representation, this level of search would be your best choice. The status of a property is often unknown when presented for sale by both the homeowner and their agent. This title search report is a very valuable document to have on hand as it verifies all legal information as well as status and chain of title.

Our professional abstractors will examine all of the same historical information as the Current Owner Title Search and the Limited Owner Title Searches but will also include information up to a 50 year history or to the original owner/developer whichever comes first. When we refer to this search as “Full Chain” this means that each transaction of a property has or should have a seamless transition from one ownership to the next with the proper documents to support the transactions. Our examiners would be able to follow the chain seamlessly. If there is a break in the chain then further investigation would be required as to why the proper documentation was not recorded. The goal at Title Hawks is to provide transparent information gathered during our examination of all recorded documentation in an easy to read chronological formatted report.
